I've been living at Lake Villa Apartments for some time now, and I couldn't be happier with my choice! The location in Hallandale is perfect—close to everything I need, from shopping centers to the beach. The complex itself is well-maintained, with beautiful landscaping and clean common areas. The apartments are spacious, and comfortable, with all the amenities you could ask for.
What really sets Lakee Villa apart is the sense of community and the helpfulness of the management team. They are always responsive to any concerns and go above and beyond to make sure the residents are happy. The neighbors are friendly, and it truly feels like home.
If you're looking for a great place to live in Hallandale, I highly recommend Lave Villa Apartments!

I lived here for the last 6+ years. Giving two stars instead of one because it’s quiet, I mostly felt safe as a solo woman there, and the maintenance staff is generally nice.
When I moved in, I would have given 4 stars for Jennifer and Maria. However, they left and management changed in the past few years. There were way too many problems to type them all here, but I’ll list some below.
(Tl;dr: current management is incompetent, rude, and breaks the law.)
Some of my issues from just my last year there:
-The gym and pool were closed for months due to maintenance. But obviously they didn’t discount our rent. I was paying for amenities I couldn’t use.
-The laundry situation is very bad. There are 2-4 machines shared per building, and every load is $3.20. People were constantly moving my clothes before the cycle was done, and machines are always breaking.
-Pest control and maintenance staff repeatedly entered my unit with no prior notice (this is illegal). Sometimes they did give notice but many times they did not. One occurrence happened in the middle of a weekday when I was working inside the apartment. A man unlocked my door without knocking, walked into my unit, and insisted on changing the thermostat. After he left, my AC unit did not work. I had to call the office and wait another 2 business days for them to come fix my AC that the unsolicited maintenance man broke.
-Some pipe broke in the wall and I had nasty water stains (mold) all over my ceiling and wall. I had to ask them 4x to look at it. They did nothing. I’m sure they just painted over it when I left.
-We were given notice that a termite treatment of all units was going to happen on a specific weekday, and we should vacate our units on that day. I was able to find another place to work for the day as well as take my cat out of the apartment. I came back after 5 pm to find out they had accidentally given us the wrong date, and the whole process repeated a few days later. Things like this happen constantly at Lake Villa—communication is dreadful.
-Someone at the office named Lydia was particularly rude, unhelpful, and condescending every time I called or emailed about these things.
-In every prior year when my lease was about to expire, they would tell me what the new rent would be 3 months ahead of time and give me the option to renew or not. It was usually a small ($50) increase in the rent and I agreed. Under the new management, even though I asked many times, they REFUSED to tell me how much my rent was increasing until I re-applied for my own apartment, did a new credit check, provided recent paystubs, and signed a new lease. I did all of this and pleaded in writing for my new rent price (how are you supposed to know if you can afford rent if they won’t tell you the price). They finally told me 10 days prior to my new lease term that they were increasing it by $250. It is illegal in Broward County to raise the rent that much with less than 15 days’ notice and I informed them of this, with a copy of the law stating this. They did not care. I was trapped for another year paying much more than I had budgeted for.
-They require a 90 day notice to move out if you do not want to pay thousands of dollars in fees to break your lease. I obeyed and gave them a 90-day written notice of my intent to vacate. “They” (someone who did not put their name on their emails) confirmed it immediately and wished me well. The following month, Lydia called to tell me she would be inspecting my unit before I renew my lease. I told her I already informed them I was not renewing. A few weeks later, maintenance came by without notice to change out some lights. I called the office to complain about them coming in with no notice, and they said “we’re doing it because you’re renewing your lease.” I told them AGAIN, I am moving out. Yes, I had to tell them THREE TIMES that I was moving out. Apparently nobody writes anything down in that office.
-They are apparently forcing people now to pay rent on an app, with an added fee!!!

It upsets me to see negative reviews about this place because I’m a firm believer of giving credit where credit is due. This place is clean, quiet and cozy. The staff are incredibly attentive and cater to all residents. We’re in an awesome location right next to 95. And the new tile that’s being put in is 100 times better than carpet. Nice cabinets. The only negative is the laundry, it would be beneficial to have more machines per building. But if you stay away from laundry on weekends it’s not too bad. Great prices and water is included. Reading the other reviews it’s evident of something wrong. We waited 6 months to transfer to a two bedroom. And once it got to our turn, we transferred. Living in an apartment is not rocket science as long as you follow the lease you sign 🙂

I loved living at Lake Villa! I moved 1,500 miles to South Florida and found the property manager Jennifer to be the easiest person to deal with. When I reached Lake Villa five years ago, I didn’t know how much I’d love the atmosphere: Jennifer made me feel so welcome, and the maintenance staff was so helpful. Being in South Florida, of course there are a certain amount of wildlife (lizards, bugs, birds) but if I had any issue the staff took care of it for me, which made my life much easier. Each year, I didn’t have to think twice about signing another lease agreement - I had made a family of my neighbors and I loved the area! Hallandale Beach is a little over 3 miles away, 95 is two blocks away so I could go south or north extremely quickly. They just brought in brand new gym equipment for the residents, but even before then I never needed to pay for a gym membership! I lived in a newly renovated apartment (new tiles, white cabinets, new kitchen appliances) with plenty of closet space. I always had a one bedroom apartment, which gave me one parking spot but there are plenty of guest parking for when I had company. Living alone, I always felt safe because there are police officers nearby and I even referred two of my friends to live in Lake Villa. If you’re looking for a quiet, family oriented complex that’s close to schools or if you’re a single person who wants a safe place to live that’s close to the beach, Lake Villa is for you

I just signed my third lease at lakevilla and I have nothing but good things to say about the place I call home. I went through my first hurricane here, the staff was very helpful telling me what to buy and expect before, during and after the hurricane hits. I remember when I signed my lease the first time because I felt blessed to have finally found a place that didn't charge an arm and leg for water and trash in addition to rent. It's a small community, clean, safe, I have my own parking spot and most of all the people who work in the office and maintenance care about their residents and property.

The management at Lake villa is amazing. From signing the lease and forward., they truly show they care. Sanley and Yara are great! Any concern I had, it was resolved quickly! Maintenance is great too! They have package acceptance, you have your own parking spot. Very quiet and clean. Laundry is small but do-able. Close to everything! Fair pricing also. They really helped me when I was in need when I first moved here. 🙂

I was a tenant for 2 years and a bit more. The place is not closed to the beach and its old (do not expect something super amazing) - YET, the management is always on point, whatever is wrong with the apartment (because of time or because it was like that when you got there) management will take care of it. They very often cut the grass, trim the trees and fumigate for mosquitos and alike. There is assigned parking spaces and visitors too (only down park, tenants have more than one car hehehe) There is a small park right behind the buildings and a lake. The park is good for bbqs or just to go for a small walk, no is not a 5 miles park, is very small and clean. The complex has a pool and a gym. When I left they were upgrading the gym, It was good indeed, all you need in a small gym and it does not get crowded (and all equipment work well). The pool is small, but very nice (next to the lake), because of the pandemic you have to make appointment - I thought it was better, only for you and your family for 2 hours (and if you are a good tenant, they even give you more time is no one books it). The apartments are huge, I had a 1b/1b - the only thing I did not like was the kitchen cabinets, but other than that it all good and very spacious. I then transferred to a 2/2 and it was better. A small walk-in closet for the master, and for the other room a small rectangular closet. The bad part was the AC unit, but management fixed it. The property manager is Sanly, some says she is mean or rude- I actually got none of that. She was helpful and always available, some times stress out but is normal. I can't just judge her for a day she was stress out. With the other person, I got little interaction. She was new back then (Sept 2020) - but when I asked for stuff or for Sanly she was responsive and attentive. The complex is very secure, I mean they have like 3 sheriffs living there hehehe (they are tenants though). Price wise and application, is easy and very affordable. A good credit helps a lot.

Stay away!!! from this place!!don't ever move in you'll regret it after two years of living here and always paying my rent in time all I wanted was a two bedroom transfer and they told me they had noting available but funny how it seems I see people with two bedroom apartments moving out and new people moving in so I go to the office and tell them just charge me the same money you're charging the people moving in and they wouldn't do it so I move out and hopefully thinking everything is okay they hit me with a $2,000 fee for no reason but when they were moving their brothers and sisters in the 2 bedroom apartments they were not on the waiting list and it's not fair to honest people like us to have to go through this so I advised you Stay away from this place look elsewhere. At the end of the day they handpicked who they want to live there
